Community
Gatespark Private is in an attractive location on the west end of Ottawa, Ontario, Canada in North Kanata. We are a diverse neighbourhood of owners and renters ranging from young families to retirees. Our community is directly adjacent to two sports fields and parking that are maintained by The City of Ottawa for the summer recreational field sports programs. Nearby recreational facilities, among many, include the John G. Mlacak Community Centre; the Kanata Leisure Centre and the Wave Pool; the Richcraft Recreation Complex; the Thunderbird Sports Centre ; the Bell Sensplex ; and Movati Athletic. Lastly, there are too many restaurants and other entertainment venues to mention in the area which makes Gatespark Private in Kanata North a very vibrant and social hotspot. A variety of nearby French and English, Public and Catholic, primary and secondary schools are also close.
With public transport close at hand, our community is in close proximity to shopping, restaurants and other family entertainment venues. Shopping and entertainment within walking distance include the Kanata Entertainment Centrum and Signature Shopping Centres, and less than 10 minutes driving distance from Costco, the Palladium Tanger Outlet Mall, Cabela's, The Home Depot, and the Canadian Tire Centre.
The picture headline on our website has a quaint 19th-century schoolhouse on the right converted to a community centre. It resides on the Goulbourn Forced and Fenton Park walking trail right beside our sports fields separating the Gatespark Private community uniquely highlighting the larger community's modern lifestyle as well as its connection to the past. The logo above the right of this frame is the Goldridge crest which represents the Gatespark Private Common Elements Condominium Corporation Declaration.
Condominium Corporation Introduction
The Gatespark Private community is a Richcraft Homes group of companies project established in 2003 as part of the Kanata Lakes area housing developments in Kanata North. We are a freehold common elements condominium consisting of forty-nine executive style town home units on the inside loop of Goldridge Crescent (unit addresses 106 to 175 are depicted on the picture at left).
The Condominium Act, 1998 defines Common Elements Condominiums as a Corporation (Plan) that does not manage individual units like a standard condominium.
The owners within a Common Elements Condominium interest are complete owners of individual units known as freehold parcels of tied land (POTL's). These are not part of the "common" condominium property. The POTL's are all in the same land registration division as the condominium land and have a valid certificates of title. The POTLs are made up of modern executive town homes on a quiet crescent inside Goldridge Drive just off Kanata Avenue. "Common Elements" specifically apply to the shared costs involved in maintaining the private road, visitor parking spaces, street storm and sanitary services and utility facilities on the Common property (i.e. fire hydrants and street lighting). All other utilities running under each POTL are the responsibility of individual owners to coordinate repairs, insurance, etc activities with the relative utility provider.
The Board is not responsible for issues on individual POTLs.

Common Elements
A quick general review on what are considered the "Common Elements" in our community are outlined/highlighted in the topographical layout to the left with "common elements" marked according to the legend.
Freehold POTLs owners are responsible for their unit from the front curb (curb not included) to the fence at the rear of the unit. All this and the side neighbour partitions are clearly indicated in the depiction left as well as in your property surveys that should have been provided upon purchase but also provided in the POTL Surveys tab under the General Information tab.
Note that "easements" (corner unit side access and 4 foot corridors off the rear fence) are not considered common elements and not the responsibility of the Board. The City of Ottawa mandates that "easements" must be maintained by owners and must allow access to interior units.
